Plus you get to take advantage of discounted concession rates such as transport, car rego, council rates etc… huge savings.

Move out or Down size:

With a mortgage comes independence but sometimes you just have to stuck it up and make some sacrifices.  Changing your living situation allows you to rent out your place and use that rent to pay the mortgage.

3 options.  
Move back home and live with your folks.  It’s fact, an increasing number of older Gen Y kids are choosing to remain in the family home.  At last census there were 199k Gen Ys aged 25-29 living with their parents, up 46k.  So why not take advantage of the situation and start bonding with the old ones.
If friends offer you a bed/couch/space, don’t be embarrassed, accept the generous offer and thank them. At least you can truly appreciate their friendship and know what you have to do when it’s your turn.  
Learn the art of sharing.  Rent out the home or move into shared accommodation.  You can get a decent room in the burbs for under $100 per week and for every $1 over $98 paid in rent, you get back 75 cent from government rent assistance.  

Minimize the mortgage repayments:

Let’s face it, being unemployed and gaining access to cold hard cash is not so easy anymore.  By adding the home to the flash investment portfolio, there’s actually no longer an incentive to pay principal + interest.  So reduce the payments, pay only the interest amount, say it’s for tax benefits blah blah blah and have a little extra in the pocket each week instead.

Set up an eBay account:

Easiest way to turn assets into cash.  

Finally, use your last pay cheque wisely.  Hold onto it as long as you can cause who knows when an unexpected expense will pop up.  Plus you may need these funds to move out or refinance.

PS - don’t stress about paying your utility bills, since firstly you don’t live there anymore and secondly, they don’t penalize you, so just pay it when you start getting harassed.  However, always pay your mobile bill cause they sure love slapping you with a late payment fee plus you need your mobile to be in the know.  Good things, free things always happen when you’re in the know…!
